Adding a Pool to a Newer Maize Home
Pool Builders in Maize mostly work in young backyards. The city grew from 3,420 people in 2010 to 5,735 in 2020, a 67.7% jump, and Census estimates put it near 7,850 by 2025. Much of that growth is new housing on the northwest edge of Wichita. If you bought a new build, the yard may still be bare dirt, fresh sod or a builder's minimum grade. That is a good moment to think about a pool, because the order in which you do things matters.
Pool, fence, landscaping: in that order
The most expensive mistake we see in new subdivisions is finishing the yard and then deciding on a pool. An excavator needs a path in, usually 8 to 10 feet wide. If the privacy fence is already up, a panel comes out. If the irrigation and sod are in, they get torn up along the route. Here is the sequence that saves money:
- Decide on the pool's size and location before the fence goes in, even if you build later.
- Leave a gate or removable section wide enough for equipment.
- Hold off on irrigation and landscaping in the pool area.
- Build the pool and deck, then finish fencing to meet barrier rules, then landscape.
If your fence is already up, that is fine; it just goes on the list.
What Maize requires a permit for
The City of Maize's permits page lists swimming pools by name, along with decks and fences, electrical, plumbing and mechanical work, driveways, accessory structures and floodplain development. A typical pool project touches four or five of those. Maize uses mechanical and plumbing application forms tied to Sedgwick County's MABCD, and MABCD lists Maize as one of the small cities it serves. The process starts with the city. We prepare the site plan and the applications and keep track of the inspections.
Check for floodplain before you fall in love with a spot
Maize sits west of Big Slough Creek and about three miles southwest of the Arkansas River, and the town lived through a flood in 1944. Some lots near drainage channels fall into mapped floodplain, and the city's permit list includes floodplain development as its own category. Before we design, we check whether your lot is affected. If it is, it changes where equipment can sit and how the pool and deck are graded.
HOAs and architectural review
Many newer Maize neighborhoods have homeowners associations with rules on fence style and height, structures near the property line and sometimes the look of pool equipment enclosures. Those rules sit on top of city rules. Send us your covenants early; we can produce drawings for the HOA submittal at the same time we prepare the city permit set.
Owners and renters
Census figures show about half of Maize homes, 50.6%, are owner-occupied, a lower share than in most nearby towns. If you are renting, a pool is a landlord decision. If you own, the median owner-occupied home value of about $276,200 is a useful yardstick: we will help you size a project that fits the house and the neighborhood instead of overbuilding the lot.
Winter is part of the design
Wichita's average freeze window runs from October 25 to April 9, and lows reach 10°F or below on about eight days a year. A pool in Maize needs plumbing that can be blown out and drained, equipment that can be winterized easily and a cover that holds up to snow. Fiberglass and vinyl pools have their own winterizing steps; concrete pools need water kept at the right level over winter. We explain each before you choose.
What we build
Custom concrete pools, fiberglass pools, vinyl liner pools, pool decks and patios, and spas or hot tubs. In a newer Maize yard, a fiberglass or vinyl pool often appeals because it installs faster and lets you get on with landscaping. A concrete pool makes sense when the yard is an awkward shape or you want a spa or ledge built in. Call (316) 999-8924 for a free on-site estimate and a written quote.

Maize Questions
Should I build my fence before or after the pool in Maize?
After, if you can. An excavator needs a wide path into the yard, and a finished fence or sod gets damaged along the way. If the fence is already up, we plan to remove and reinstall a section, and we price that in.
Does the City of Maize require a permit for a pool?
Yes. Swimming pools are listed by name on the city's permits page, along with decks, fences, electrical and plumbing work. We handle the applications and coordinate the inspections.
How do I know if my Maize lot is in a floodplain?
Floodplain development is its own permit category in Maize. We check the flood map for your address before designing, and if part of your lot is mapped, we place the pool and equipment accordingly.
My HOA has fence rules. Will they conflict with pool barrier rules?
Sometimes the HOA limits style or height while the code sets a minimum height and gate requirements. Usually there is a fence that satisfies both. We review your covenants and propose one before anything is ordered.
